How Thermal Imaging Detects Roof Moisture

Thermal imaging works on a simple principle: wet insulation and building materials retain heat differently than dry materials. During the day, the sun heats the roof surface. After sunset, as the roof begins to cool, areas with trapped moisture beneath the surface retain heat longer and cool more slowly. Our thermal camera detects these temperature differences.

The result is a thermal map of your roof that clearly shows areas of moisture intrusion as warmer zones against the cooler, dry roof surface. These thermal anomalies indicate where water has penetrated the roofing system and is affecting the materials beneath.

Thermal inspections are most effective when conducted in the evening or early morning, when temperature differentials between wet and dry areas are most pronounced. Our pilots time the inspection accordingly to ensure the most accurate and revealing thermal imagery.

What Thermal Roof Inspections Reveal
